The new home communities of Irvine are wonderful. But there are downsides to every real estate choice. The newer developments have smaller lots, upgrades choices are limited and expensive, and you may not be able to buy a new home in the exact neighborhood location that you want. Mello-Roos fees and higher HOA dues are also more common in the newer home communities.
A good alternative is an older home which can be renovated or remodeled to your specific tastes. A good example in Irvine is Turtle Rock, Turtle Ridge and University Park - all locations that attend the prestigious University High School. There are virtually no new home communities in these neighborhoods but there are many well-located homes that can be remodeled to new or nearly new conditions.
